When I lived in Europe, I commuted to work by foot, underground train, bicycle or bus. I thrived for a decade without a car - going to entertainment venues, restaurants, work and play on public transport with the occasional taxi thrown in for good measure.
How is this possible in Austin, TX without living downtown in a condo? The new urbanist ideals at Mueller embody the idea that it should be possible to walk to the planned Town Center from residences and from offices. As a resident or worker in Mueller - everything I need from grocery to restaurant to salsa dancing class would be a stone’s throw away.

That’s the theory. Less cars, more calf muscles.
The recent changes to the Mueller PUD are discussed in Chris Bradfords excellent article - fixing Mueller’s Town Center. It discusses the removal of surface parking and increase in residential density near to where the action is.
It’s interesting to see the process as Mueller evolves. Mueller builders are surpassing minimum requirements for green building programs. Residents are reducing dependency on cars. Density is increasing. Mueller really is becoming greener as it grows.

Just as an update, Mueller homes are apparently selling like hot cakes right now - in part due to a very positive article in the statesman.

Great post. You can really figure out a way to be more green in any place you live. Did you read the last trends report? You are right in there. Great job!
